What are your Policies?
1. Arrival & Departure: Check-in time is 4:00 pm on day of arrival and check-out time is 10:00 AM. Please note that there can be no credit given in case of early departure. Guest are required to Coordinate with their greeter on the arrival date. Contact info will be provided after reservation is confirmed. Any requests for an early check in must be confirmed and arrange in advance. Check-out Time is no later than 10:00 a. m, Local Time. Late check-outs required special arrangements, advance notice and are based on availability. We do offer late check-outs for a fee.
2. Deposit & Payments: A total of 50% down payment is due to secure a reservation. Final rental payments are due in full, 60 days prior to your occupancy and are not refundable. If making a reservation within 60 days of your arrival date, the entire balance is due at the time of reservation. We strongly encourage you to purchase travel insurance to protect your investment from outside sources.
3. Cleaning Charges: We have our property professionally cleaned after each departure. Your reservation includes a departure cleaning. You will be responsible for extra cleaning charges for excessive dirt, stains, and fumigation of cigarette smoke. No smoking is allowed.
4.Occupancy: The home has a maximum occupancy of 6 guests for a two bedroom Villa and 8 guests for a 3 bedroom Villa, only those designated within this agreement may occupy the premises. Should the occupancy of this property exceed the maximum number of guests allowed all Guests will be asked to vacate the property immediately and forfeit all monies. No house parties allowed. This property will not be used for functions involving more than the maximum number of occupants specified without the prior knowledge and written approval.
5.Smoking: Our property is non smoking, smoking is not allowed on the premises. The Resort has outdoor designated smoking areas. Should the property smell of cigarette or cigar smoke the Guest will incur extra charge for additional deodorizing and cleaning.
6. Maintenance: Guest understands that the rental property is a private residence and agrees to notify the owner for any loss or damage to the home, or contents during guests’ stay. Guest agrees to keep premises clean and in good repair and to pay any cost of repair for any damage to premises caused by Guest’s negligence.
7. Pool: Guests are expressly responsible for the safety of themselves, members of their families, and their guests, and in so using or permitting to be used, specifically waive any and all liability claims. No guest shall permit any juvenile member of their family or guest to play in or around the swimming pool without providing an attendant who is able to swim and can protect said juvenile in case of difficulty in the water.
8. Failure of Equipment: We cannot guarantee air conditioners, appliances, and/or pool. There will be NO REFUND on their failure. We endeavor to keep them in good working condition. We will do our utmost to have any malfunction repaired as soon as possible; however we have no control over the scheduling availability of vendors.
9. Utilities are included in the rental rate unless stated otherwise.
10. Repairs & Entry: Upon not less than 24 hours notice, Guest shall make the property available during normal business hours to our property management company, the owners or their Authorized Agent for the purpose of entering to make necessary or agreed repairs, decorations, alterations or improvements or supply agreed or necessary services. In an emergency, Authorized Agent or representative may enter the premises at any time, without prior permission from the Guest.
11. Liability: We shall not be liable to guest or any other person for any damages to property or for injury to persons upon the premises for any cause whatsoever, including, but not limited to, defects in the premises, or otherwise. Guest shall indemnify and hold harmless the owner from and against any and all liabilities, claims, expenses, fees, loss of use and every kind and nature arising out of Guest’s use and occupancy of premises.
12. Housekeeping: The villa will be professionally cleaned prior to your check-in. Check-out instructions are provided in the Welcome book.
13. We will not be liable for personal items left behind. If you leave an item, please notify us as soon as possible and we will arrange for shipment at your cost.

Cancellation Policy
Reservation Deposits: A total of 50% down payment is due to secure a reservation. If making a reservation within 60 days of your arrival date, the entire balance is due at the time of reservation.
Final Rental Payments and agreement of terms: The balance of rental fees are due a minimum of 60 days prior to your arrival date.
If You Must Cancel: Guest shall inform Manager in writing of their intention to cancel 60 days before the arrival day. Cancelations within 60 days of the arrival date result in forfeiture of your deposit unless the rental time is rebooked at the same rate. Manager will make efforts to rebook the property and will refund if a new reservation is confirmed. Refunds for cancelations, Security Deposits or cleaning fees will be refunded 7 days after a written cancelation notice. No refunds will be given due to inclement weather or any other natural weather forces, failure to arrive or early departure for any reason. NOTE: Travel insurance is available through outside vendors. Special cancelation policies due to the pandemic are constantly changing and will be disclosed at the moment of your reservation.

We are a resort condominium managed by an AOAO who's owners may use their villa as a vacation rental. Cleanliness matters more than ever, I have committed to enhancing the cleaning process to ensure a safe stay to our Guests and a safe work environment for our staff. Our cleaning protocol is based on CDC guidance.
Arrivals and Departures
Our first step is to schedule our reservations with at least 24 hours between Guest to the best of our capability. This will allow us enough time to properly ventilate the rooms and disinfect the villa with is part of our deep departure cleanings. We also remove all food left by Guest, which includes refrigerated condiments like mustard and ketchup, food or drinks left in the freezer, and pantry. We dispose and wash our supplies between cleanings. We empty and clean the vacuum and other cleaning tools after every stay. Upon following our cleaning protocol the Villa becomes a do not re-enter space until the next guest checks-in. We are using the cleanings supplies approved by the U.S. Environmental Protection Agency (EPA) and we added a deep sanitizing procedure. Our linens, towels and kitchen rags are being washed at high temperatures and they are dried completely before storing. Clean linen are being stored and handled separately from used linen and changed between stays.
