While flipping homes isn’t new to us, this project was special as it was our first full renovation for clients here in Hawai‘i, and it came with heart. When our daughter’s second-grade teacher called to say her family was relocating to the mainland, we were honored (and sad) to help them sell their beautiful Kailua home.
The location was perfect: with cool Kailua breezes, a sparkling pool, walking distance to top schools, shopping, and the beach, with quick access to the H-3 freeway. The home already had a stunning remodeled kitchen, a guest suite, and great bones, but the bathrooms, mismatched flooring, and dated fixtures didn’t match the rest of the home’s potential.
When our sellers asked how to sell their Kailua home for top dollar, we jumped in with excitement and a plan. We ran the numbers and told them that in its current condition, we’d likely list around $1.45M. But if they were open to investing about $50,000 in targeted updates, we believed we could confidently list in the $1.6Ms and go above.

They trusted our process completely, moving into a nearby rental so we could get to work.

Using our Strategic Home Improvement Plan (SHIP) framework and our trusted ILH contractor team, we gave this home a full refresh:

  • Installed new luxury vinyl plank flooring throughout for a cohesive look.
  • Added fresh interior and exterior paint to brighten every space.
  • Updated the bathrooms with new vanities, mirrors, and modern lighting.
  • Painted dark trim white and created a feature wall in the primary suite for a designer touch.

Within days, we broke neighborhood records with an offer just above $1.9M, nearly $500K more than if the home had been listed as-is.
