When our repeat investor purchased this waterfront Kukilakila condo in Kailua as a foreclosure, we knew it had potential but “potential” didn’t begin to describe the work ahead. After sitting empty for more than five years, the property needed vision, coordination, and a lot of aloha to bring it back to life.
The first challenge? Ownership. The unit was leasehold, meaning someone else owned the land beneath it. We spent three months negotiating with the landowner from countless calls, creative problem-solving, and even a face-to-face meeting that our seller flew in from Dallas for, until we successfully secured the land. Once he owned both the unit and the dirt under it, the real work began.
